$85 Million ‘Villa Skyfall’ Enters Delray Beach Market Amid South Florida Ultra-Luxury Surge

The James Bond-inspired turnkey estate in Stone Creek Ranch targets high-net-worth buyers seeking privacy and Florida's tax advantages.

An $85 million custom-built estate in Delray Beach has entered the South Florida real estate market, aiming to set a record for Palm Beach County’s southern hub as out-of-state wealth continues to reshape the region’s luxury housing landscape.

Known as “Villa Skyfall,” the James Bond-inspired residence spans 2.5 acres inside Stone Creek Ranch, an exclusive gated compound in western Delray Beach. Designed as a fully turnkey estate, the asking price covers all interior furnishings, fully stocked bars and kitchens, designer accessories from Hermès, Chanel, and Dior, and personal care amenities across its 12 bathrooms.

The single-story mansion features a 32-foot-tall grand salon lined with backlit onyx and crystal chandeliers, a museum-grade automotive gallery, an Amazon rainforest-themed spa, and a concealed poker lounge accessed via hidden passages. Outdoors, the estate holds a 95-foot swimming pool with embedded fireplaces and sunken lounges, alongside a basketball court, an outdoor LED display screen, cabanas, and tropical landscaping.

While comparable luxury estates typically require four to five years to construct and detail, Villa Skyfall was completed in 14 months. According to Senada Adzem, executive director of sales at Douglas Elliman Florida who holds the listing, modern ultra-high-net-worth buyers increasingly demand fully complete residences that eliminate construction delays and design management.

Stone Creek Ranch has become one of the most secluded address corridors in South Florida, protected by 24-hour perimeter patrols staffed by former Navy SEALs and military veterans. The enclave counts actor Mark Wahlberg, Point72 founder Steve Cohen, Rockstar Energy creator Russ Weiner, and NFL linebacker Khalil Mack among its property owners.

The listing reflects broader demographic shifts across South Florida, where finance executives, tech founders, and business owners have steadily moved capital from high-tax northeastern and West Coast jurisdictions. Driven in part by Florida’s lack of a state personal income tax and a favorable climate for business relocation, the area has drawn buyers escaping higher tax burdens in New York, Connecticut, and California.

Adzem noted that despite elevated mortgage rates weighing on mainstream residential real estate, the ultra-luxury tier remains insulated due to sustained stock market performance and strong liquidity among high-net-worth individuals. Prospective buyers actively touring the estate consist predominantly of hedge fund leaders, tech executives, and retiring entrepreneurs looking for private family compounds.
