Prospective buyers now need an annual salary of $78,000 to enter the market, a steep increase from the $43,000 required just five years ago. Consequently, monthly payments have ballooned by more than 80% over the same period.<\/p>\n<p>The <strong>lock-in effect<\/strong> continues to stifle the resale market. According to industry data, nearly 70% of existing mortgages carry interest rates at or below 5%. This financial reality has left many homeowners unwilling to trade their current low-cost debt for today&#8217;s higher rates, which the <a href=\"https:\/\/www.federalreserve.gov\" target=\"_blank\" rel=\"noopener\">Federal Reserve<\/a> has maintained to combat inflation. The South has emerged as a leader in the slow recovery of the entry-level sector, fueled by aggressive <strong>Sun Belt construction<\/strong>. In this region, starter home prices have dipped 3.5% from their recent peaks. Conversely, the Northeast remains the most challenging environment for young families; prices there have jumped 12.6% since 2022, and the share of affordable listings has plummeted from nearly half of the inventory to less than 30%.<\/p>\n<p>In South Florida, the crisis is particularly acute. Former Miami Mayor Francis Suarez recently noted that the city&#8217;s consumer price index has surged 36% since 2019, making the metro area more expensive than New York City.
